This massive 2914 square foot, 5-bedroom villa with pool and jacuzzi is perfect for those who like privacy but still want a view. With neighbours to one side, this home is not overlooked and is on a large corner plot overlooking a small lake.

BEDROOMS
The bedrooms in our home are spread across two floors and has 2 x super King bedrooms, 2 x twin bedrooms, 1 x Queen bedroom, 1 x double sofa bed and 2 baby cots.
Upstairs:
Super King bedroom 1 has an en-suite corner bath and separate shower.
Twin bedrooms 1 & 2 share a bathroom.
Downstairs:
Super King bedroom 2 has an en-suite corner bath and separate shower.
Queen bedroom has a very large en-suite shower which is ideal for the elderly and disabled, with a small seat in the corner.
BATHROOMS
The villa has four bathrooms with hairdryers, spread over two floors. Upstairs there is an en-suite bathroom for the Super King Bedroom. There is also a Jack and Jill bathroom which is shared by the two twin bedrooms. Downstairs there is another en-suite bathroom for the other Super King bedroom and the fourth bathroom a very large en-suite for the Queen bedroom which is suitable for the elderly and disabled.
KITCHEN
This is your vacation so why not eat out and try all the local restaurants and delicacies on offer, however with a fully equipped kitchen at your disposal containing a refrigerator, blender, freezer, microwave, dishwasher, stove, oven, utensils, toaster and coffee maker you won’t need to venture anywhere if you don’t wish to.
DINING
Seating for 12 people is available over two rooms and you will also find more seating outside for 10 in the large lanai area around 2 tables.
LOUNGE
Take a few rare minutes of your vacation to relax in the lounge on the leather sofas.
INTERNET
Free wi-fi throughout the villa.
OUTSIDE
With a lake view, large lanai area with 6 sunbeds, pool and jacuzzi this is a perfect area to spend time outdoors for al fresco dining or soaking up the rays and relaxing with a good book. The jacuzzi can also be heated for an extra charge. The pool was resurfaced December 2019. Sometimes you can see the Disney fireworks, hot air balloons and even the Kennedy Space Center rockets if you’re lucky!
Some of the local wildlife such as Canadian geese, herons, rascally racoons, beavers, wild hogs and geckos may venture past as you spend time outdoors since the villa is in a conservation area.
LAUNDRY
Need to do some washing? Then you will find a washing machine, dryer and ironing board in the villa for you to use.
BABY EQUIPMENT
We have not forgotten about our little guests either! Within the villa you will find a full baby cot, travel cot, strollers, booster/car seat, highchair, children’s books and toys.
ENTERTAINMENT
For your entertainment you will not only find some books, but we have installed a games room with pool table and foosball, board games and card games. Enjoy!
PETS
No pets allowed.
EXTRA INFORMATION
No Smoking in the villa please.
Pool Heat is currently £18.50 per day.
End of Stay Cleaning fee is £110.
Government Tax is currently 13%.
Deposits:
£250.00 for stays up to 14 nights.
£300.00 for stays over 14 nights.
£250.00 non-refundable deposit to reserve dates for stays up to 14 nights.
£300.00 non-refundable deposit to reserve dates for stays over 14 nights.
Cancellation & Refund Policy:
All cancellations in writing please. You may cancel the agreement at any time, however you will be liable to pay the following.
1) if cancellation is more than 60 days before check in date, the guest shall forfeit the deposit only.
2) if cancellation is between 30 - 60 days before check in date, the guest shall be liable to pay the owners 50% of the total cost of the rental.
3) if cancellation is less than 30 days prior to check in, the guest shall be liable to pay the owners the total cost of the rental.

LOCATION
The villa is in Sandy Ridge, which is a community in the city of Davenport, close to Kissimmee. We have a children’s play area and you can reach Disney within 15 minutes. The area around the community has not been developed so if you are looking for a peaceful escape after a long day out exploring this is the ideal location.
The ChampionsGate development is about a 3 minutes’ drive and there you will find a Publix supermarket, McDonalds, Subway, a BP gas station, banking facilities and other small retail outlets. There is also a Chinese takeaway and Italian Trattoria both of which provide delivery to the Sandy Ridge area. The golfers amongst you will find not one but two Greg Norman designed courses and a David Leadbetter Golf Academy at ChampionsGate.
ABOUT THE OWNER
I am a mother of 2 (a girl and a boy) and grandmother to 5 girls. I have a few rental properties in the UK and fancied one in Florida, so my children/grandchildren had a nice place to stay while visiting the parks. I have been married for 45 years. We love travelling and try to pop to the villa at least once sometimes twice a year. We went for a 5-bedroom villa so it would accommodate families with either friends or grandparents visiting with them.
