Master Bedroom 1: King size bed with two nightstands and two lamps, alarm/clock radio, 24” flat screen cable TV, double chest of drawers, walk-in wardrobe and ensuite bathroom. This bedroom is downstairs.
Master Bedroom 2: King size bed with two nightstands and two lamps, alarm/clock radio, 24” flat screen cable TV, double chest of drawers, closet and ensuite bathroom. This bedroom is downstairs.
Bedroom 3: Queen size bed with two nightstands and two lamps, 24” flat screen cable TV, closet, tall chest of drawers and ensuite bathroom. This bedroom is upstairs.
Bedroom 4: Twin beds with shared nightstand and lamp, large flat screen cable TV, tall chest of drawers, closet, and shared bathroom with bedroom 5. This bedroom is upstairs.
Bedroom 5: Queen size bed and set of bunk beds with shared nightstand, lamp, alarm/clock radio, 24” flat screen cable TV and shared bathroom with bedroom 4. This bedroom is upstairs.
BATHROOMS
Bathroom 1: Ensuite to the Master Bedroom 1, twin vanity wash basins, bathtub, separate walk-in shower, and water closet. This bathroom is downstairs.
Bathroom 2: Ensuite to the Master Bedroom 2, wash basin, toilet, and walk-in shower. This bathroom is downstairs.
Bathroom 3: Ensuite to the Queen bedroom upstairs, toilet, wash basin and bathtub.
Bathroom 4: This is a shared bathroom with bedroom 4 and 5 upstairs. You will find a wash basin, toilet, and bathtub.
KITCHEN
As you enter this room you will notice the large open plan area so no matter whether you are in the lounge, dining room or kitchen you can be together and stay part of it all. In our fully equipped kitchen, you will find a stainless-steel stove, microwave, and dishwasher along with an American fridge with ice dispenser, radio, toaster, kettle, coffee pot and more.
DINING
For those who like to stay in and dine you will find seating for 8 in the dining room with views of the community.
LOUNGE
With access to the pool from this room you will notice the lounge is very spacious and has two large sofas to sit down and relax on after the end of a long day out or even for a day to stay in and relax ready for your next big day out and with a 50” inch Cable TV you won’t be short of a thing or two to watch!

OUTSIDE
Your own private south facing inviting 30-foot pool, jacuzzi, sun loungers, and covered lanai await you outside. The Spa Whirlpool temperature is set 10 degrees higher than the pool. There is an alarm on the door to the pool and being south facing means having the sun all day but if you just need a few minutes to cool off then the shaded lanai can give you this quick respite. Al fresco dining sounds perfect, right, just imagine an evening dining area outside with barbecue, lights, and fans to enjoy the Floridian climate.

ENTERTAINMENT
Check out the Games Room! This large spacious room comes complete with 2 large sofas, bar stools, PlayStation 4, pool table, air hockey and Cable TV. You will not have a problem being entertained, the only problem you will have is remembering to leave the room to go and explore what else is on offer for you! So much to do and not enough time? Extend your stay!

EXTRA INFORMATION
Suitability for disabled: wheelchair inaccessible. Access into the villa and onto the pool deck will involve manoeuvring wheelchairs up small steps, however the villa is particularly suitable for guests with mobility problems since there are 2 bathrooms and 2 bedrooms on the ground floor. Access to the bathrooms via wheelchair will only be possible if the wheelchair user is able to transfer.
This is a strictly NO SMOKING villa.
No parties or events. There is a strict eviction policy for parties/sports teams.

LOCATION
Hampton Lakes is a spacious community of detached villas with private pools and tree lined roads. We are only a short drive away from Disney, Universal, SeaWorld, golf courses, shopping, and dining yet far enough away to escape the hustle and bustle to relax and unwind by the pool soaking up the rays, reading a good book or just to enjoy spending quality time together making memories.
Shopping and dining locations are within 5 - 10 minutes’ drive of the villa. ChampionsGate resort featuring shops, golf and dining is 5 minutes’ drive. The 192 is 5 minutes’ drive and features shopping, dining, and takeaway diners such as Taco Bell, Panda Express and Krispy Kreme.
Why not try golf for the first time or pick up where you left off; perhaps even start a new family tradition. You can find numerous courses within 5 - 20 minutes’ drive, the nearest being Highlands Reserve 1.5 miles (5 mins drive), ChampionsGate Championship Course 2 miles (5 mins drive), and Ridgewood Lakes golf 10 mins south of the villa to name a few!
Also, within the community you can find floodlit tennis courts that are beautifully maintained, two play areas for small children and picnic benches adjacent to the lake which is home to fish and turtles.
ABOUT THE OWNER
After enjoying holidays all over the world we decided the time had come to choose where we would like our holiday home to be. As with every family decision a vote was taken! It was unanimous we all chose the place where we have the most fun, undoubtedly Florida! We are real outdoor lovers and living in the U.K. we are used to disappointing weather. Having visited many communities, we decided on Hampton Lakes because it is a traditional spacious non resort style beautifully maintained community. It is a quiet peaceful retreat that appeals to all ages, yet close enough to all the surrounding attractions, shops, and restaurants. Having a home to visit in the sunshine state most definitely ticks all our boxes and therefore we decided to purchase the villa in 2013.
